Very spacious and decent farmhouse!
Just behind Sásd is the village of Baranyajenő. The necessary facilities are still available here, such as a supermarket, local shops and a few eating and drinking places. As far as prosperity is concerned, the village is just below average, but the population is diverse and friendly. The farmhouse is very conveniently located in a well-kept street. The provincial road to Kaposvár and Pécs is close by but still far enough away to have no problems at all. Ideal! Public transportation to and from the village is good. Everything is at a short distance. The area is really beautiful ….. hilly and surrounded by forests and nature. A pleasure for walking and cycling. Sásd can be reached within 10 minutes and Kaposvár within 25 minutes and the beautiful city of Pécs can also be reached within 35 minutes.T
he spacious, solid farmhouse, with its adjoining stables, are in good structural condition and are entirely built of stone. It is indicated from the village that the farm is more than 100 years old and if you see what state the farm is in now …… then that can be called unique. The stables in particular are in really good condition …. you rarely see that!

Obviously it is a farm with work but what do you want from a farm of more than 100 years! There are still many authentic and in good condition details present.
The living area is approximately 150 m2 and the rooms are just very spacious and that also with high ceilings which gives neither a more spacious feel. There is a spacious hall (+/- 20 m2) living room (+/- 25 m2) bedroom (+/- 25 m2) in-room (+/- 27 m2) dining room (+/- 28 m2) kitchen space with pantry (+ / – 12 m2), small hall to the stables (+/- 3 m2) and the bathroom with toilet (+/- 10 m2) The stables are directly adjacent and can be reached inside so that one can easily reach one of the stables at the house could involve. What is unique is that you can walk through the entire L-shaped farm inside. There are 3 stables, garage and a wine cellar with press room. In terms of dimensions, the stables are different: 1st stable is approximately 25 m2, the garage is approximately 18 m2, the 2nd stable is 42 m2 (6×7) and the large stable is no less than 70 m2 (10×7) the wine cellar with press room is approximately 25 m2 . At the front there is a 2nd wine cellar underneath the house. The total built-up area is no less than: 330 m2 and that does not include the summer kitchen (where one can easily make an extra guest house) of 48 m2 (12×4) so in total no less than 378 m2 ………
On the wide plot of 2828 m2 there are many fruit trees and the plot is slightly sloping at the rear.
Electricity and water are available and the drainage runs through a septic tank. For heating there were wood stoves (no longer present) and electric heaters. Internet and TV connection is possible.
Yet an exceptionally solid and spacious farmhouse with a lot of potential …. to start a B&B or start a mini camping. Seeing is, almost, buying!
