Super interesting house in a very good location!

The village of Magyarhertelend is situated in a beautiful hilly area. Here are various facilities such as a convenience store and a pub. The area is very popular among tourists and it is always nice and pleasantly busy in the summer. There are many walking and cycling routes and do not forget the thermal baths! Very centrally located in relation to Pécs, Kaposvár and Orfü and the connection to and from is just good.

The Magyarhertelend thermal bath is located 20 km north of Pécs on the northern slopes of the Mecsek Mountains. The municipality has been inhabited since Roman times, all peoples crossing South Hungary have left their traces here. Before about 300 years, the village also became the settlement area of Swabians from Germany, who have lived here together with the Hungarian people ever since. The calm village is attractive for its vineyards, where a good grape is cultivated. In the vicinity is Lake Orfü and in neighboring Abaliget is the largest dripstone cave in Transdanubia. Numerous rare plants can be found in the pleasant, shady 3-hectare thermal park, 4 pools are available. The first thermal spring was opened up in 1958, when uranium ore was searched. Because the thermal water proved to be highly beneficial to health, a further well was drilled in 1962. The thermal water can be used successfully for rheumatic complaints, circulatory disorders and diseases of the nervous system. It contains hydrogen carbonates, sodium, potassium, iron, magnesium, sulfate, calcium, chloride, iodine, carbonic acid and paraffin. The fluoride-containing water provides a remarkable preventive protection against sick people

Beautifully situated at the end of a nice “residential area” and with a sensational permanent view over the fields and the woods at the rear and certainly with sufficient privacy. You really have to see the view with your own eyes to believe it and experience it!

This house, built in 2001/2002, is in a very good and immediately habitable condition. The living area is approximately 50 m2 on the ground floor and approximately 30 m2 on the 1st floor, so a total of approximately 80 m2. A spacious garage of approximately 28 m2 has been built directly at the house with a passage to the terrace. If you find the living space a bit too limited, you can add a part of the garage to the house with little adjustment.

On the ground floor there is the spacious garage, open living-kitchen with patio doors to the spacious covered terrace of approximately 10 m2. Spacious bathroom with toilet and shower. A tailor-made and well-running staircase leads to the 1st floor where there is now 1 spacious bedroom of approximately 25 m2 with an adjoining toilet with sink. A shower can be installed here with little work because all connections and drainage are already present. With a small rearrangement of the bedroom you can easily create 2 bedrooms. The whole stands on a fenced plot of 519 m2.

Very interesting as an investment, holiday home and certainly as a rental object!

Electricity and water are available and the drainage is via a septic tank. There is a typical Hungarian tiled stove for heating and an electric heating above. Gas is at the front of the street and can be extended to the house. Internet and TV connection are possible.
