Nice house located in a district of Pécs!
The district of Pécs-Somogy is very centrally located near the center of Pécs. Here you have the freedom, nature, tranquility and a beautiful view and only 10 minutes from the center of Pecs! In this region there are several wine regions and forests with many walking and cycling opportunities. The accessibility to and from Pécs-Somogy and public transport is just good. Characteristic of this region is the beautiful view and that also applies to this house.
The house built in the 60s is in a good and immediately habitable condition. In the last 15 years, the entire house has been improved and renovated, the last being the complete roof in 2018. The insulation has also been thought of because a 5 cm thick insulation has been applied to the outside of the house and the roof is insulated with 20 cm insulation material. Almost all windows, except 3, have been replaced by plastic frames with double glazing and fitted with mosquito nets and shutters. This house is also largely satisfactory according to Western European standards. The whole stands on a plot of 1800 m2 with many outbuildings in good condition. The water supply for the garden is solved via a pressurized water pump in the shared private well.
The living area is 87 m2 and there is a gallery, hall, kitchen with dining room, utility room, bedroom, spacious room that can easily be divided into 2 additional bedrooms, bathroom and a toilet.
Interesting is the fact that the house is sold INCLUDING all available (small) agricultural machines.
Electricity, water and gas are available and the drainage runs through the sewer. There is a gas and wood central heating system. Internet and TV connection are possible.
Beautiful house in a good location and in a natural environment but very close to the center of Pécs and for a very competitive price!
Price: 20,900,000 HUF K.K. (approximately € 61,500) Costs for the buyer.
Pécs (German: Fünfkirchen, Croatian: Pečuh, Serbian: Печуј / Pečuj) is Hungary’s fifth largest city with 146,581 inhabitants (2014). In 2016 the number of inhabitants had dropped to 145 347. The city is located in the southwest of the country, in the shelter of the Mecsek Mountains, just as far from the Danube as from the Drau (Drava). It is the capital of the Baranya county. Since 1954, Pécs has been a “town with comitology” (megyei jogú város). As the southernmost large city in Hungary, the city is characterized by a Mediterranean atmosphere. In addition, the city is home to the most striking Turkish buildings in Hungary, which are otherwise not particularly numerous in the country.
Pécs is a university town and has mining (uranium, coal), ceramics industry (the Zsolnay porcelain factory), leather goods and food industry. The region south of the city produces wine. The artists Viktor Vasarely was born in Pécs. Pécs-Pogány Airport is located south of the city.
In 2010, Pécs was one of the European Capitals of Culture.
